EAST Perth's status as a prime high-density residential precinct has been further enhanced with the opening of two large apartment complexes on Adelaide Terrace.
Belmont-based property developer Diploma Group recently unveiled the Sky apartments on Adelaide Terrace, a 22-level, 117-apartment building with two commercial tenancies.
The Sky is one of three residential developments in East Perth for Diploma, with the group's $34 million, 25-level, 72-apartment Rise complex due for completion before the end of the year.
Also currently under construction for Diploma is the high-end, seven-storey Tully Road apartment joint venture with Trenside Holdings, which includes three townhouses and 15 apartments.
The Tully Road project is due for completion prior to Christmas.
Another apartment building due for completion this year at Adelaide Terrace is Elevaton, a 143-apartment complex over 27 storeys.
Being constructed by BGC Construction, Elevation, when completed, will be the tallest residential tower in Perth.
South Perth-based developer Finbar also recently announced practical completion and local council classification for its 84-apartment complex, The Saint, on Adelaide Terrace.
Finbar has completed a raft of major projects in 2009 in East Perth, including the 193-apartment Royale on Hay Street in April and the 138-apartment Reflections building on Terrace Road.
Finbar also has complexes either under construction or planned at the Fairlanes Bowling site, the former Altus tower site, which Finbar bought for $10.6 million in June from Saville Australia, and is exploring the revitalisation of the ABC studios on Adelaide Terrace, of which it is a 50 per cent joint venture partner.
The developer plans to produce a 10-storey development with 220 apartments at the Altus site, replacing Saville Australia's plans for a 250-apartment, 22-storey building.
The ABC site is currently in the development approvals process with the City of Perth, but Finbar hopes to develop 44,000 square meters of new apartment and office space at the heritage-listed site.
The City of Perth's planning committee approved an application early this month for the introduction of a special control area at the site.
Diploma chief executive Nick Di Latte said because each development included commercial tenancies, the new projects were playing a major part in building a vibrant restaurant and nightlife precinct in East Perth.
Mr Di Latte said this would be further enhanced with a raft of apartment complexes coming online in the next 12 to 24 months, and further development just around the corner.
In October the City of Perth's planning committee gave the tick of approval for an 11-storey development at the old Lee Garden Chinese Restaurant site on Plain Street.
The $6.5 million development plan, designed by SS Chang Architects and owned by Bright Image Dental, calls for 29 residential dwellings and two commercial tenancies.
Also, In September the City of Perth's design advisory committee put its support behind a two tower residential proposal on Adelaide Street near Bennett Street.
The $33 million project, also designed by SS Chang Architects, will comprise two 10-storey towers with 200 dwellings and two commercial tenancies.
